Growing Up

It's pictures like these that make me stop and realize just how quickly Madeline is growing up! I can't believe we will be celebrating Mason's 1st birthday next weekend, which means Maddie is just 11 weeks away from her first birthday. Wow!




These two are seriously best buds. Everything Joseph does, Madeline wants to do. And vice versa. It's nice because when they are both awake, they are quite content to entertain each other. Since I'm the one in charge of 99% of the packing, that has come in really handy. Otherwise, they get a little too interested in the things going into each box. Case in point:

House Hunting

With our house sold, the search for our next home continued in earnest. I was hoping to stay relatively close to our current home, but homes nearby are generally way outside of our price range, and/or need too much work. While we clearly aren't afraid to remodel a home, adding two kids to the mix made it less interesting this time around.

We searched all throughout Johnson County, KS, and north of the river in Platte County. Joe's biggest concerns were that we stayed close enough to downtown so that his commute wouldn't double (or triple). Our good friends Scott and Tricia live north, so they were a strong factor in looking north as well.

There is a beautiful lake community in the northland, Riss Lake, that we had always liked but the homes generally seemed outside of our price range. The downturn in the market seemed to hit that neighborhood hard, and we realized that there were some smaller homes at the top of our price range, so we took a look.

And found our next home!
The house sits at the back of a small cul-de-sac, and has one of our big wish list items - a 3 car garage! It's actually not a whole lot bigger than our current home, as far as square footage goes. There's approx 2600 square feet on the first and second levels, split between the kitchen, living and dining rooms, 4 bedrooms and laundry room. Oh, and the half bath on the main level, and each bedroom has a bath attached. For reference, our current house is about 1900 square feet on the main and second levels. The big space we are picking up, though, is the fully finished basement, which adds another 1200 or so square feet, between a family room, wet bar area, full bathroom and 5th bedroom! 






 The previous owners spent a lot of money fixing up the backyard, and installed a beautiful stone patio with a firepit, deck and huge fountain. We are excited about being able to spend a lot of time outside this summer and fall, even though we will definitely miss our screened porch.






We also got lucky in that there's a built in basket ball hoop off the *flat* driveway, a 12 foot trampoline and large built in swingset left by previous owners. 

The area also backs to the Parkville nature preserve, and since the previous owners moved out last fall, the deer have taken over the yard! Every time we've been there, deer have been hanging out, drinking out of the fountain and eating the landscaping. I'm not sure what Molly is going to think about seeing the deer, but since the yard isn't fenced, we hope she doesn't go after them!

The biggest issue with the house is that it was built in 1997 with a cedar shake roof that isn't in great shape. We are hoping to get a few more years out of it, or be in the position to have insurance cover a replacement roof if a storm damages it. Otherwise we'll have a big ticket item to replace which won't be fun at all.

Now we are finishing up the details to close next week, on June 26th. Time to pick paint colors so we can start making the space ours!

And we will be Missouri residents once again, so hooray for in state Mizzou tuition down the road ;)

Mission Family Carnival

During Mother's Day weekend, the city of Mission held its annual carnival. We had been planning on going, even before deciding to put the house on the market, so Jill opted to come with us for a fun morning. The weather was gorgeous, and after enjoying donuts for breakfast and watching the little city parade, we headed over to the community center parking lot to ride on the carnival rides. 

We wanted to make sure Joseph would be comfortable with the rides as a precursor to Clinton's Old Glory Days, and he had a blast! He wanted to ride just about everything, and was generally in great spirits all morning.

Trying to keep up with Joe and Joseph was a bit difficult, as Joseph wanted to run everywhere. See them there, in the middle of the picture? Off to the next great ride!






Joseph had lots of fun with the fishing game, and traded in his two smaller prizes that he won for a giant stuffed snake. It's green and yellow striped, and honestly looks a lot like a feather boa with a tongue. He insisted on wearing it wrapped around his neck and with his sunglasses on, he was quite a sight!

After exhausting our ride tickets, we grabbed a few hot dogs, drinks and cookies, and listened to the Funky Mama perform a few songs, and packed up to head back to Nana's house for some much needed naps. We spent the rest of the weekend hanging out with Jill and Gary, as that was our original plan, not knowing we would sell the house so quickly. They babysat so we could meet Scott and Tricia for dinner and a movie out at the Legends Saturday afternoon/evening. Sunday morning I got up early to meet some mom friends to run the Mother's Day 5k. We spent the rest of the day relaxing at home, and just enjoying a great Mother's Day weekend together!

Getting the house ready to sell

I spent most of the month of April getting the house in tip-top shape, cleaning, purging, cleaning again, and packing up things so the closets and playroom didn't look full of stuff. The weather finally cooperated, and we were able to get the house painted, which was sorely needed. It took a while to get used to the new color, but it looks so much nicer that the faded yellow with green shutters!


Our agent hired a stager to come and help get the house ready for pictures, and she made a few nice tweaks to make the space look that little bit nicer. I had been shopping for a few items to dress the house, including new curtains, new rug in the living room, throw pillows, pictures and a few flower arrangements, and the house looked great!



Joseph had a lot of fun being my super helper, cleaning everything in sight. He was great at helping me scrub the inside of the oven, taking his job extremely seriously.



And after we got home from Florida, where he spent most days using Mimi's swiffer sweeper, I made his day and bought him his very own swiffer. You would have thought it was Christmas with how excited he was! He loves to pull it down off the hook in the back hallway and swiffer the whole first floor. I'm glad to keep him busy and get some cleaning done for free! Except for mornings like today when I sat down on the living room floor, commented that we needed to clean, and he told me it was ok, I could use his swiffer to clean because it was my job. Figures!

We were beyond excited to get the house on the market the Friday before Mother's Day, and get an offer $5,000 over our asking price from the first people to tour it! We were happy to accept and not have to deal with lots of other showings and keeping the house clean. What a great Mother's Day present!

Man, life has been crazy lately, and this blog has definitely fallen by the wayside. Of course, I say this after reading Lisa's blog, and not being sure how she manages to keep up with the blogging, three kids, a pregnancy, photography business, buying a new house/moving and running the house while Dan is putting in crazy work hours! I know I'm not using every minute of every day as well as she is!

So anyway, here's Maddie's 8 month pictures. Yes, we've slipped way behind again, but I'm going to keep plugging along so I know down the road we have these memories captured somewhere! Convincing Maddie to keep the month sticker on her onesie is getting quite challenging, as the minute I put it on her, she pulls it right off and deposits it where she thinks it belongs... in her mouth!







After her pictures, I let her crawl all over me for a few minutes, and I managed to get some classic Maddie faces. She's obsessed with trying to chew on noses and chins now, and loved the opportunity to get some good mommy face time.
